Selling UK property to Brazilian buyers: a listing checklist
A UK listing can contain terms that are obvious to a local buyer but unfamiliar to someone in Brazil. A few additional explanations can make the property easier to compare and reduce unnecessary back-and-forth.
Clarify tenure and ongoing charges
State whether the property is freehold, leasehold or another structure and explain service charges or ground rent when applicable. Do not assume an overseas buyer will understand the consequences of each term.
Use pounds consistently
Show the asking price in GBP. If you also display an approximate conversion, label it as indicative because exchange rates change. Keep fees and recurring costs separate from the headline price.
Explain the location for someone who does not live there
Alongside the neighbourhood name, mention transport connections and the type of local services available. Avoid unsupported claims about investment returns or future appreciation.
Make documents and viewing options clear
Tell the buyer whether a floor plan, EPC, current photos and remote viewing can be provided. A structured set of documents is especially useful before the buyer arranges travel.
Create a direct contact route
The person answering should be able to confirm status, price and the next step. When legal or tax questions arise, refer the buyer to suitably qualified advisers.
